Echo Real Estate Capital, Inc. Acquires Two Historic Denver Medical Buildings

Echo Real Estate Capital, Inc. (“Echo”) announces it has acquired the Rampart Medical Campus, a two-building, 71,000 square foot medical office development located in the historic Lowry neighborhood of Denver, Colorado.

This latest acquisition, located at 125 and 130 Rampart Way, is anchored by Colorado Allergy & Asthma Centers, US Dermatology Partners, and Denver Oral & Maxillofacial Surgery. The Rampart Medical Campus marks a return to Colorado where Echo has previously owned healthcare and retail assets.

“As value-add investors, we target well-located properties with strong fundamentals that need help being brought back to life,” said Echo Principal Oliver Plotkin. He added, “These buildings are an integral part of the medical sub-market and provide important healthcare services for the families that call Lowry home. Add to it their historical significance as administrative buildings for the U.S. military as part of the Lowry Air Force Base, and you have a pretty exciting project to work on. We can’t wait to get started.”

The Rampart Medical Campus is currently about 45% occupied by seven medical tenants giving Echo an opportunity for further value creation through lease up, capital improvements, cosmetic upgrades, spec-suite construction, and proactive property management. Financing for the project was provided by AGP Capital and Aspen Funds. The seller, Healthcare Realty Trust, was represented by CBRE.

Plotkin concluded with, “Value-add investing is not for everybody. You must be creative, nimble, and have the vision to see a property’s potential. There are a lot of moving parts, but we have the right team with our leasing partners at CBRE and our design-build contractor, Colarelli Construction, to execute on multiple value-add initiatives. And, for us to get it done in such a difficult lending environment makes this deal really special.”
